Pivoting with purpose, Dale divested Victor Excavating and recalibrated his real estate portfolio into passive investments. At 48, he's wholly dedicated to establishing premier, cost-effective manufactured home communities that incorporate innovative technologies along the east coast, an initiative poised to reshape American housing.

Dale earned his Bachelor of BA from SUNY Geneseo in 1998, while balancing studies with Victor Excavating's expansion. Presently, Dale is deeply invested at a foundational level in establishing non-profit organizations aimed at enhancing the lives of children in Rochester, NY via education. Moreover, he's collaborating with his mentor by launching an innovative college, offering a truly applicable education.

With more than 20 years of residential project development and project management experience, Josh focuses on the acquisition, development, and management of manufactured housing communities, as well as consumer financing activities for residents living within developed communities.

Prior to joining New Vision Development Group, Josh acquired, developed, and repositioned manufactured housing communities in Pennsylvania. Through an unaffiliated development group, Josh is developing a new community in Indian River County, FL.

In the years prior to entering the manufactured housing industry, Josh held management rolls with mixed use development groups focused on residential, retail, and land development. Josh holds a Bachelors Degree in Urban and Environmental Planning from the University of Virginia, Masters of Professional Studies in Real Estate Development and Finance from Cornell University, and a Graduate Certificate in Construction Management from New York University.
